As more businesses and people choose the east end of Ottawa to call home, Avalon is growing. But is it the right neighbourhood for you?

If you’re not familiar with the advantages of living in Avalon, we’ve got everything you need to know to make your decision.

All About Avalon

Avalon is ideal for all kinds of homeowners.

The houses in this area range from townhouses to 4+ bedrooms, and all the square footages in between. There are plenty of opportunities for young couples, families with multiple kids always on the go, or empty-nesters looking for a no-fuss, no-muss home.

In 2017, there was a total of 594 residential properties sold in Avalon at an average price of $379,348. But there are many properties listed for as low as $220,000. This is fantastic for first-time home buyers, people looking to downsize, or anyone who wants some more affordable options.

The majority of the homes in Avalon are newer homes that have been well-maintained and updated. They’re move-in ready, have excellent curb appeal, and easy to maintain.

Avalon is ideally located in Orléans: your home is located in a friendly, quiet neighbourhood and you’re only a short drive away from dining, shopping, and entertainment districts. There are plenty of schools close by, and there are multiple green spaces that are pet-friendly.

Avalon really does have it all. But if you want to be in the center of things, or would prefer to forego a car, some other neighbourhoods may be right for you.

Shopping Near Avalon

While a predominately suburban area, there are some shopping destinations near Avalon that offer both variety and convenience.

Avalon Centre

Located on Tenth Line Road, the Avalon Centre is anchored by multiple food establishments, including a Farm Boy and the Barley Mow Gastropub. This is a great shopping centre to complete some quick after-work errands, or grab that missing ingredient on a weekend.

Riocan Orléans

Riocan Orléans is located at the intersection of Innes and Tenth Line road, and is the location for many of your big box stores, including Jysk and Staples. Riocan has plenty of parking, and is completely accessible to all.

Silhouette Asia

Looking for something a little more unique? Silhouette Asia, located on Southfield Way, is a trendy boutique accessories store that carries a wide variety of products from India. This includes scarves, jewelry, handbags and leather goods.

Place D’Orléans

Only a 15 minute drive away from Avalon, Place D’Orléans is one of the largest shopping malls in Ottawa, with over 170 stores. It has the mall staples, like David’s Tea and American Eagle, along with some unique to us stores you’ll love to browse around in.

Grocery Stores

No neighbourhood would be complete without access to good food. Besides the Farm Boy, there is also the Orléans Sobeys and a Superstore in close proximity to the subdivisions.

Public Transportation

Historically, Avalon was not the ideal place to live if you relied on public transportation to get around. While OC Transpo did have routes there, the commute could take a long time.

But in late 2017, the OC transpo bus routes were expanded into Ottawa’s East End, and the Light Rail Transit system in 2018 will make Orléans even more accessible. This has made Avalon an exciting possibility for homeowners.

Based on current data from Google Maps, a trip from Avalon to the Byward Market takes approximately 1 hour.

It is certainly not impossible to use public transportation regularly in Avalon, but a car can make getting around easier.

Healthcare

Avalon is located near the following healthcare facilities and businesses:

  • Innes Medical Clinic
  • Ottawa Medical Group
  • Pro Physio & Sport Medicine Centre (Fallingbrook)

It is also home to several dental offices, and pharmacies like Shoppers and Remedy’s RX.

Entertainment at Your Fingertips

Avalon isn’t far from some fun and exciting activities and entertainment in Orléans.

Millenium Park

This busy sports field is home to many events throughout the year, put on by organizations from across the city. Whether you want to catch an amateur ball game, or spend some time on the field yourself, chances are you’ll find what you’re looking for here.

François Dupuis Recreation Centre

François Dupuis is your all-in-one destination for everything fun and fitness. This recreation centre includes:

  • 2 gorgeous indoor pools - one with 6 lanes for training, the other a leisure pool.

Scotiabank Theatres - Formerly Silver City

While the name has changed, the grand exterior and the fantastic film experience hasn’t. Whether you want to catch the latest billion-dollar blockbuster, or Meryl Streep doing another amazing job, you can find it at Scotiabank Theatres. 

Canadian Aviation and Space Museum

Every wanted to touch the clouds? What about walk among the stars? You can at the Canadian Aviation and Space Museum.

This is where Chris Hadfield spoke to students from the International Space Station in 2013. It’s also where planes from across the ages are on display.

This museum has fantastic interactive displays and games to get the kids involved, and summer camps where they can learn even more.

Shenkman Arts Centre

This is an all-arts centre devoted to performances, exhibits, and expressions from artists. There’s always something new to see or do. This includes dance, acting, painting, and music.

This season they have over 200 shows on tap, and offer camps and classes throughout the year for all ages.

Food for Everyone

No neighbourhood would be complete without a few local restaurants that take the cake.

Occo Kitchen

Occo Kitchen is a restaurant/catering company that focuses on using only the best local ingredients in their dishes. Everything is made fresh daily - even their ketchup!

The chic, trendy interior makes Occo Kitchen an excellent place to bring friends - and the on-tap craft brews don’t hurt either. Food ranges from apps and light plates to hearty meals you won’t want to share.

If you want tasty food, but your own home is calling you, Occo Kitchen has a takeout location o St. Joseph. It features a sampling of their full service menu, and makes grabbing dinner even more convenient.

St. Martha's Culinaire d'Orléans

St. Martha’s motto is good food served well. And they’re not lying. They focus on home-cooked comfort food that will instantly raise your spirits, with a regional French touch. Their menu is large, and features kid-friendly selections. Soft lighting and a mix of bar and table seating help make this a restaurant for all people and palettes.

Hai Noi Pho

One of the great things about living in Avalon, Orléans is the international flavours you can find. Hai Noi Pho has been serving the area for over 10 years, serving up authentic Vietnamese cuisine.

The offer the luxury of dining in and the convenience of ordering online and having take-out at home. Either way, you win with this place.

Persis Grill

Do you like Persian food? You will after trying the food at Persis Grill.

This Bring-Your-Own-Wine restaurant is trendy, tasty, and authentic. Known for their beef, chicken, and lamb, they also have vegetarian options that are sure to please. It’s guaranteed you won’t find flavours like this anywhere else.

While it’s only been open since 2017, Persis is fast becoming a neighbourhood-favourite.

Li's Fusion Chinese Food Restaurant

If the all-day dim sum isn’t enough to tickle your tastebuds, the rest of Li’s menu surely will.

This family-friendly restaurant serves up authentic Chinese food, and is proud to offer a varied take out menu so you can have your favourites on a night-in.

Tarboush Lebanese Bakery & Cuisine

Lebanese food is popular in Ottawa, and Tarboush is the perfect place to get your fix.

This family-run restaurant serves up classics like shawarma and man’oushe, and uses only the freshest ingredients. Plus, their online ordering system makes it easy to plan your meals.

Rayan Poissonerie & Restaurant

We can’t talk about restaurants near Avalon without mentioning Rayan’s, home to some of the freshest seafood in Ottawa.

Along with the in-development parks in Avalon Encore, there are plenty of green spaces in Avalon that are family and pet friendly. This includes:
