Special Stipulations And Conditions For
Paul Rushforth Real Estate Inc, Guaranteed Sale Program Property Address: ____________________________,Ottawa___________________ {Note: The language set forth in this special stipulations is furnished by the parties and is particular to this transaction.} All parties agree and understand that this offer to purchase is part of Paul Rushforth Real Estate, Inc's Guaranteed Sale Program. Paul Rushforth will purchase the home with terms specified in this agreement if an acceptable offer is not received by the seller from an outside buyer prior to the close of this transaction. Seller agrees to allow Paul Rushforth Real Estate, Inc to list and market seller’s property for sale. The seller allows The Paul Rushforth Real Estate, Inc to execute a full marketing strategy which shall include, but not limited to For Sale sign, Lockbox with key, Trade rider, Web page rider and ads in publications. The property is made available for showing during reasonable hours (8:00 am – 8:00 pm and maintained in “show” conditions during these times (Clean and free of debris). If property is found not to be in show condition and/or unavailable for previewing during the marketing term, then Paul Rushforth will declare this contract null & void. The 120 Day marketing time period does not begin until seller and buyer accept in writing this offer.$0 $0 $0 $0Closing date shall be no later than 121 days from the date of acceptance of this agreement. An acceptable offer is any offer that financially meets or exceeds the financial terms of this agreement as specified on a Sellers Net Sheet. A listing agreement has been signed by the seller exclusively listing the property with Paul Rushforth Real Estate, Inc Real Estate commissions shall be mutually agreed upon at the time of signing the listing agreement.
